A home can depreciate in value based on supply and demand. Values fall or depreciate when supply outpaces demand, meaning when sellers outnumber buyers. Although economic conditions play a large role in whether a home’s value depreciates, other factors, such as the home’s condition and location, play a role as well.  A home that has poor conditions such as a leaky roof, damage caused by mold or bug infestation, fire or weather damage, sewage problems, or structural problems especially in the basement or the roof will devalue a property.

An older home may be just as valuable as a new home if these features are up to date and concern for maintenance costs is minimal.

The quality of initial construction also affects value. Due to increased regulation of building codes, that new homes are built better than older homes. 

When a house starts to show its age through a lack of maintenance, its value lessens. Wood rot, warping floor boards, cracks in the walls, falling gutters and windows that no longer close tightly all decrease a home’s value.

Real estate agents have a professional license to help people buy, sell, and rent real estate. They must work for a sponsoring broker or brokerage firm.

You might be able to cancel your mortgage escrow account and pay property taxes and insurance on your own.

Mortgage lenders often require borrowers to have an escrow account. With this kind of account, you pay a few hundred dollars extra every month on top of your monthly mortgage payment of principal and interest.

Generally, an escrow account is a prerequisite if you’re not putting at least 20% down on a home. So unless you’re bringing a sizable chunk of cash to the closing table, escrow may be unavoidable.

FHA loans, for example, always require buyers to set up escrow accounts.

The entire mortgage process has several parts, including getting pre-approved, getting the home appraised, and getting the actual loan. In a normal market, this process takes about 30 days on average.

During high-volume months, it can take longer—an average of 45 to 60 days, depending on the lender
